What a Good Omaha Attic Looks Like
Attic insulation and air sealing in Omaha go together, because the attic has two jobs: stop the warm air that rises through the ceiling in winter, and slow the heat that builds under the roof in a summer where Eppley Airfield averages 29 days at 90F or above. Adding more fluffy insulation over an unsealed ceiling only does half of that. We air seal first, then bring the attic up to depth.
The numbers
Nebraska's statewide energy code lists R-49 for ceilings in new homes, and the Iowa 2012 IECC guide lists the same R-49 for Zone 5 counties including Pottawattamie. Older houses in both states often have far less. OPPD's weatherization rebate is built around that number too: it pays $0.25 per square foot, up to $500 for a contractor install, when the finished attic reaches at least R-49 in a home built in 2004 or earlier.
Air sealing comes first
The biggest leaks hide under the insulation: open tops of interior walls, plumbing and flue chases, recessed lights, bath fans, wiring holes and the attic hatch. We seal them with foam, caulk and fire-rated materials around flues. HomeGuide lists air sealing at $350 to $3,000, and it is often the best money spent in the whole job.
Blown-in or foam?
For a normal vented attic with an open floor, blown cellulose or fiberglass over a sealed ceiling is the economical choice; HomeGuide puts blown-in attic work at $0.90 to $2.40 per square foot. Spray foam on the attic floor or the roof deck makes sense when the attic holds ductwork or equipment, when it is too shallow to blow to depth, or when you want the attic brought inside the conditioned space.
Ventilation and ice
Omaha winters bring snow and freeze-thaw cycles, and a warm, leaky attic can melt snow on the roof and leave ice at the eaves. Baffles at each rafter bay keep soffit vents open after new insulation goes in, and good sealing keeps the roof deck cold so snow stays put.

Attic Work We Do
Everything on a typical Omaha attic quote.

How Attic Jobs Go
1. Attic inspection
We measure existing depth, look for leaks, mold, pests and wiring problems, and check ventilation.
2. Quote with a target
The estimate lists sealing work, material, final depth and the R-value it reaches.
3. Seal and baffle
Leaks are closed and vent chutes installed before any insulation goes down.
4. Insulate and mark
Insulation is blown or sprayed to depth, with depth markers so you can check it.

Attic Insulation & Air Sealing Questions
How much attic insulation does an Omaha house need?
Nebraska's code lists R-49 for ceilings in new homes, and OPPD's rebate also uses R-49 as the minimum finished value. For an older attic, that usually means adding a significant layer over what is there.
Does OPPD pay for attic insulation?
OPPD lists a weatherization rebate of $0.25 per square foot for attic insulation, capped at $500 for contractor installs and $250 for DIY, in homes built in 2004 or earlier. The attic must reach at least R-49, and applications are due within 90 days of installation.
Should I remove the old insulation first?
Only if it is wet, moldy, contaminated by rodents, or if it is vermiculite that needs testing. Clean, dry insulation can stay and new material goes on top.
Will more insulation cause ice dams?
Not if the ceiling is sealed and the soffit vents stay open. Ice dams come from warm air reaching the roof deck; sealing and baffles prevent that.
