Outbuildings That Sweat and Freeze
Garage, shop and pole barn insulation is a different problem from house insulation. A steel building around Omaha, Blair or Fremont gets cold to the core on a January night, when Eppley Airfield averages a 15.2F low, and then warms up fast when the heater kicks on or the sun hits it. Warm, moist air meets cold steel and condenses, and the roof drips on whatever is underneath. Closed-cell spray foam solves both halves: it insulates and it keeps that moist air off the metal.
Why closed cell on steel
Closed-cell foam bonds to the panels and purlins, adds rigidity and slows vapor. HomeGuide lists it at $3.00 to $5.00 per square foot installed. On a shop that is heated only when you are in it, an inch or two on the roof and walls often stops the dripping. A fully heated shop or a barndominium needs more depth to reach comfort and keep heating bills sane.
Attached and detached garages
A garage under a bonus room or bedroom is part of the house's heat problem: the ceiling between them needs insulation and air sealing. A detached garage used as a workshop can be treated like a small pole barn. We will quote the walls, the ceiling or roof deck and the overhead door area separately so you can choose.
Acreages around the metro
Outside Omaha, many homes on acreages near Valley, Waterloo, Blair, Glenwood and Crescent have a machine shed or pole barn. A heated shop with a living area or office is treated differently from a plain storage building, and exposed foam in occupied space generally needs an ignition or thermal barrier over it. We note that on the quote and tell you what to ask your county or city building office.
Wood-framed shops
On wood-framed pole barns with steel siding, open-cell foam between the girts is an option where moisture is not a concern and budget matters, with closed cell along the base and roof. For a shop that will be finished with liner panel or drywall, we can spray before the liner goes up.

Garage, Shop & Pole Barn Insulation Questions
How thick should foam be on a pole barn roof?
For an occasionally heated shop, a thinner layer of closed-cell foam is often enough to stop condensation. For a shop heated all winter, more depth makes sense. We size it to how you use the building.
Can you spray foam over the old bubble wrap or fiberglass blanket?
Usually the old facing needs to come off or be well-attached first, because foam must bond to a sound surface. We will check what is there and quote any removal.
Do I need a permit to insulate my pole barn?
It depends on where the building is and how it is used. A shop with living space, or one inside city limits, is more likely to need a permit. Ask your county or city building office; we will tell you what details they will want.
