When Old Insulation Has to Go
Insulation removal and replacement is not needed on most jobs. Clean, dry insulation can stay, and new material goes over it. But some attics in Omaha and Council Bluffs have insulation that is doing more harm than good, and pulling it out is the first step to doing the job right.
Reasons to remove
- Rodents and pests. Droppings, nesting and urine contaminate insulation and leave odor in the house.
- Roof leaks and storm damage. Hail and wind are a fact of life here; the city's history includes the 1913 Easter Sunday tornado and the 1975 tornado, and the April 2024 EF4 that hit Elkhorn and Blair damaged hundreds of homes. Wet insulation loses its value and can grow mold.
- Air sealing access. A thick layer of old loose fill hides every leak in the ceiling. Sometimes the best way to seal the attic is to clear it first.
- Failed or wrong products. Spray foam that was applied badly, or batts installed upside down with the facing trapping moisture.
How removal works
We use a high-powered vacuum that pulls loose insulation through a hose into bags outside the house, so nothing is carried through your living space. Batts are bagged by hand. HomeAdvisor lists removal at $1 to $2 per square foot, and a typical job at $600 to $1,200.
Vermiculite and asbestos
Some older attics have vermiculite, a gray-brown pebbly fill. It can contain asbestos and should be tested before anyone disturbs it. If testing shows asbestos, removal is a job for a licensed abatement contractor; HomeAdvisor lists asbestos removal at $1,190 to $3,255. We do not disturb suspect material.
Replacement
After removal we air seal the bare ceiling, which is far easier with nothing in the way, and then install new insulation to R-49 or more. HomeAdvisor's average for removal plus replacement is about $1,852. If you are an OPPD customer in a home built in 2004 or earlier, the new attic may qualify for OPPD's weatherization rebate once it reaches R-49.

How Removal Goes
1. Inspect and test
We identify the material, look for vermiculite, pests and leaks, and recommend testing where needed.
2. Protect the house
Hoses run outside, the attic hatch is sealed off, and work areas are covered.
3. Remove and haul
Insulation is vacuumed or bagged and taken away.
4. Seal and reinsulate
The clear ceiling is air sealed and new insulation installed to the quoted R-value.

Why Choose Us for Insulation Removal & Replacement
Removal only when needed
If the old insulation is fine, we leave it and save you the cost.
Suspect material left alone
Vermiculite gets tested first, never vacuumed blind.
Insulation Removal & Replacement Questions
Do I need to remove old insulation before adding new?
Not if it is dry, clean and in decent shape. Removal is for wet, contaminated, moldy or suspect material, or when it blocks air sealing.
How long does insulation removal take?
A typical attic is usually a one-day job for removal, with sealing and new insulation the same day or the next, depending on size.
Is old insulation dangerous?
Fiberglass and cellulose are irritants but not hazardous to remove with protection. Vermiculite may contain asbestos and should be tested before it is disturbed.
